The administration of the city of Chur wants to become climate-neutral by 2040. To achieve this, the greenhouse gas emissions attributable to municipal properties must be reduced. Intep developed a renovation strategy with recommendations at the level of individual buildings and the entire portfolio.

The starting point

The city of Chur has set itself the goal of being climate-neutral by 2050. The city administration aims to reduce the greenhouse gas emissions for which it is responsible to net zero by 2040. An important step towards achieving this goal is the energy renovation of municipal properties.

With this in mind, the city of Chur commissioned intep to develop a renovation strategy for its municipal properties. Property-related measures for decarbonization and increased efficiency are to be condensed from various data sources and integrated into an overarching CO2 reduction pathway in a meaningful way.

Our contribution

Based on various sources such as municipal energy balancing and strategic plans, intep developed profiles for 71 properties in dialog with the client. Thanks to our experience, we were able to make sensible assumptions when data gaps occurred. For each property, we derived measures and assessed their urgency based on savings potential and compatibility with overarching developments. We interpreted the results in the context of the Chur real estate portfolio and developed recommendations for action.

As a result, the city of Chur received 71 profiles containing concrete proposals for measures with a time frame and quantified potential for reducing greenhouse gas emissions. They also contain information on the respective property, overarching energy developments and the condition of the building fabric and energy supply. An accompanying report with explanations and recommendations for action regarding the overall portfolio supplements the profiles.
