Communication approaches for reduced energy consumption in housing
Model for cooperation and communication in residential buildings

The Swiss energy targets are clear: energy consumption in residential buildings must be massively reduced. This project demonstrate how property managers, residents and owners of residential buildings can organize and collaborate purposefully to optimally exploit the potential for reducing energy consumption.

The starting point

There are a number of measures for technical operational optimization as well as energy-efficient use and management of buildings. These have often already been implemented in larger office and administrative buildings, but residential buildings are lagging behind. The path to successful implementation of the Swiss Energy Strategy 2050 is still long.

Against this background, the Swiss Federal Office of Energy (SFOE) commissioned an interdisciplinary study to investigate whether and how an optimized exchange between those responsible for the planning, administration, management and use of medium-sized residential buildings can help to increase the awareness, competence and motivation of users for energy-efficient behavior. Together with the Institute for Applied Media Science at the Zurich University of Applied Sciences (ZHAW), Intep investigated which measures can sustainably reduce energy consumption and increase satisfaction.

Our contribution

Three different residential buildings served as case studies. First, we documented and analyzed the existing collaboration through documents and interviews. Based on this, we defined planning, management and communication tasks and processes. Additionally, we developed and implemented stakeholder-specific communication strategies and measures on topics such as heating, ventilation, washing and drying. Three approaches were considered very effective: push information for tenants and raising their awareness about energy-saving opportunities, as well as building a community through the training “energy mentors” who advise their neighbors.

On this basis, we developed a management model for collaboration and communication for the energy-optimized operation of residential buildings (ZUMOD). This model enables owners and management to better understand the needs of residents and use this knowledge for energy-saving, cost-efficient building operation.
