In Zurich’s Wollishofen district, eight new residential buildings with a total of 172 apartments have been built with the “Bellaria” – to the highest standards of sustainability. Intep accompanied the entire process through to successful certification with the platinum label of the Swiss Sustainable Building Standard (SNBS).

The starting point

The Bellariarain estate in Zurich’s Wollishofen district has existed since 1945. Helvetia Swiss Life Insurance Company Ltd undertook a future-oriented redevelopment of the site: the aging buildings were demolished and replaced with eight ultra-modern, five-storey apartment buildings with 172 apartments, while preserving the old trees. The goal: certification with the platinum label for building construction of the SNBS standard 2.0.

The platinum label of the SNBS is one of the highest awards in Switzerland in the field of sustainable construction – and the requirements are correspondingly high. Allreal Generalunternehmung AG commissioned intep to accompany the entire process up to the targeted certification and to ensure realization according to the criteria of SNBS 2.0 criteria for building construction.

Our contribution

45 social, economic and environmental criteria form the basis for the SNBS 2.0 building construction assessment. Thanks to our expertise in sustainability in construction and real estate, we were able to support Allreal at all levels – from the formulation of property-specific specifications, material selection, calculation of greenhouse gas emissions and assessment of life cycle costs to the deconstruction concept with a focus on the recycling of building materials. In addition to providing technical advice, we also handled coordination with third parties and the certification documentation according to SNBS.

In 2022, our joint efforts were rewarded with the platinum award. With photovoltaics, green roofs, maximum energy efficiency and more, the “Bellaria” impressively demonstrates how future-oriented living is already becoming a reality today.
