Green master plan

On the Landsea Nanjing Wangjiawan property, the Landsea Green Group (Landleaf) is developing a housing scheme with office and residential buildings as well as retail space. In addition to implementing "Zero Emission Buildings", another focus is on the versatile design of the green spaces, which will cover more than 30% of the housing scheme. In short, the project is intended to meet the highest sustainability requirements and thus become a landmark in China. Intep was commissioned to develop a corresponding sustainability master plan.

Sustainability master plan with a focus on "water"

The pre-design project status developed by an external architecture company served as the basis for the commissioned sustainability plan for intep. In cooperation with the client, overarching objectives of economic, ecological and social sustainability were identified for the approximately 45,000 m2 site area before explicit requirements were formulated in the following sustainability thematic areas:

 

  • Water: Water consumption is kept as low as possible, the use of rainwater is included, the requirements of the sponge city are met and the risk of flooding is reduced.
  • Energy: Energy demand is covered as completely as possible with renewable energy. This will achieve an almost CO2-neutral area in the long term. The headquarters of Landsea should meet the requirements of a “Positive Energy Building”.
  • Green spaces and areas of open space: The green spaces positively support biodiversity as well as the building and urban climate, offer important foundations for reducing the risk of flooding and serve as social recreational areas.
  • Material and waste: The material cycles are closed as much as possible in order to reduce the amount of waste.
  • Transport and mobility: Emissions such as noise or exhaust gases will be minimised in order to ensure high quality open spaces and air.
  • Architecture and construction: The architectural plans contribute to the well-being of residents and professionals and take into account a solar-passive construction method.
  • Organisation and operation: The users and operators identify with the site and make a decisive contribution to the maintenance of the buildings, open space and thus to preserving value.

 

Intep dealt with the individual subject areas in a great degree of detail and developed conceptual solutions for areas and buildings, taking into account climatic conditions and integrating synergies between the individual thematic areas. The master plan developed focussed mainly on data-based rainwater management on the site, which in turn is related to sustainable building construction and the design of natural green areas on, at and next to the building complexes.
