New or existing buildings

The challenges in procuring property and facility services differ for new buildings, existing buildings or entire portfolios and depend on the existing data basis, the organization and the resources available. In the case of a new building, there is usually a good data basis for the tendering of facility services and the focus is on a smooth transition from construction to operation. In existing buildings, on the other hand, the focus is on finding a manageable solution for describing FM services. In large portfolios, there is considerable potential for synergies through the bundling of integral facility services. At the same time, the multitude of different operating and service models as well as the special features of individual properties must be taken into account in the tendering process.

 

Concept and implementation

The basis for the tender concept is the analysis of the organization, services and processes in the existing building stock or the development of an operational management concept for new buildings. The tender strategy is determined on the basis of the data available and the client’s objectives. Service levels are used to ensure that services are provided in line with requirements. Implementation and quality and performance control

As part of the startup phase, intep provides support both in the implementation of contractually agreed services and in the creation of documents relevant to operations. We ensure that building operations start in a structured manner and that data, information and reporting are recorded correctly. If there are discrepancies, we immediately suggest improvements and optimizations. Intep analyzes whether all necessary services are assigned and comprehensively performed in your existing service contracts. We also examine the interfaces between asset, property and facility management. We review your contract situation and moderate the operational coordination processes between the parties involved.
